Roof inspection vs. insurance inspection.
Two different inspections, two different deliverables. Both useful in different situations.
| Roof Inspection (HomeVenture) | Insurance Inspection (Adjuster) |
|---|---|
| Purpose: Assess overall roof condition and remaining life | Purpose: Document damage from a specific event for a claim |
| Performed by: HomeVenture for free, no obligation | Performed by: Insurance adjuster for claim approval |
| Deliverable: Written report with photo documentation | Deliverable: Claim approval or denial with itemized scope |
| Cost: Free | Cost: Typically free, deductible applies if claim is approved |
| Best timing: Annually, after major storms, before listing the home | Best timing: Within days of a storm event, before filing a claim |
| What you keep: The full documented report regardless of next steps | What you keep: A claim file specific to the event |
Sample inspection report.
Every HomeVenture inspection produces a written document like the one below, delivered to you whether or not you proceed with any work.
HomeVenture Roof Inspection Report
Finding 03 of 08
Issue found
Failed pipe boot — cracking around plumbing vent on the south slope.
Severity
Moderate — active leak likely within 12 months if left untreated.
Recommended action
Install repair boot (rubber sleeve over the existing flange). Inspect surrounding shingles for granule loss.
Repair vs replacement note
Localized repair — no full roof replacement needed. Underlying flange is intact, so a repair boot is the right remedy rather than a full pipe boot replacement.
Sample inspection report — every HomeVenture inspection produces a similar document, delivered to you in writing whether or not you proceed with any work.
Three reasons homeowners schedule one.
Before deciding on a quote.
If you're comparing bids on a replacement or repair, an independent inspection gives you a documented baseline. You know exactly what condition your roof is in before any contractor tells you what they want to do about it.
After a major storm.
Hail, wind, and falling branches damage roofs in ways that are often invisible from the ground. A post-storm inspection documents any damage with photos, supports an insurance claim if one applies, and catches issues before they become leaks.
Before listing or buying a home.
A pre-sale roof inspection gives sellers documented evidence that the roof is in known condition. Buyers get the same documentation before closing. Either side avoids the surprise repair discovered after the deal is done.
If any of those describe your situation, schedule the inspection. It is free, takes 30 to 60 minutes, and you walk away with a documented report.
The roof, the attic, and everything in between.
A HomeVenture inspection is not a five-minute walk-around. We document the roof in three layers:
Exterior roof walk.
We climb the roof when conditions allow it. Every shingle field gets visual inspection. Granule loss, curling, cracking, missing shingles, moss or algae growth. Every penetration gets checked. Pipe boots, vents, skylights, chimney flashing, sidewall and headwall flashing, valleys. Every gutter detail noted.
Attic inspection.
When access is available, we check the attic from the inside. Signs of leaks, water staining on the deck, condensation, ventilation issues, insulation conditions, daylight visible through the deck. Many roof problems show up in the attic before they show up on the shingles.
Photo documentation throughout.
Every issue we find is photographed, in context. The photos go into your inspection report so you can see for yourself what we saw. No verbal descriptions of damage you cannot verify.
A photo report you keep, whether or not you hire us.
At the end of the inspection, you receive:
- •A photo report of the roof's current condition, organized by area
- •A written summary of any issues we found, with severity and recommended action
- •Honest guidance on whether your roof needs a full replacement, a targeted repair, or no immediate action
- •If applicable, documentation suitable for an insurance claim
- •Our findings whether or not you choose to work with HomeVenture for the work
The report belongs to you. If you decide to get quotes from other contractors, the documented baseline is something you can share with them. If you decide to wait, you have a record of where the roof stood on the day we inspected.
The free inspection many contractors give is a sales pitch. Ours is a report.
Most "free inspections" in roofing exist to identify a job the contractor wants to sell. The inspection is the lead-in. The report, if there is one, is a sales document.
At HomeVenture, the inspection is the report. The point is documented findings, not a quote. If your roof needs replacement, we tell you and show you why with photos. If your roof needs a targeted repair, we tell you that. If your roof is in good shape and needs nothing, we tell you that too. We will not recommend work that isn't needed.
The inspection also produces the documentation you need for insurance claims, real estate transactions, or simply a baseline for the future. None of that depends on whether you choose to work with HomeVenture afterward.
Free, every time. Even after a storm.
The free inspection is available to any homeowner in our service area, whether or not we installed the original roof. Customers with a HomeVenture roof receive priority scheduling for post-storm inspections — the inspection itself stays free regardless.
Frequently asked questions
Is the inspection really free?
Yes. No charge, no obligation, no pressure to hire us afterward. The inspection is how we introduce ourselves to homeowners in the Tri-State. If the inspection earns your trust and you eventually need roofing work, great. If not, you walk away with documentation of your roof's condition.
How long does the inspection take?
Most inspections take 30 to 60 minutes depending on roof size, complexity, and whether attic access is available. We confirm the timing when we schedule.
Do I need to be home for the inspection?
Yes — we ask that you be home during the inspection. Full roof replacement inspections take 45 to 60 minutes. Repair inspections take 30 to 45 minutes. We'll walk the roof with you, document what we find, and send you a written report and proposal within one business day. Attic access requires someone home.
Will the inspection damage my roof?
No. We use proper foot placement and the right walking pattern for the shingle type. If the roof is too steep or the conditions are unsafe (wet, icy, very high pitch), we inspect from a ladder and drone-style vantage points rather than walking the roof. We do not damage roofs to inspect them.
Can I schedule an inspection after a storm even if HomeVenture didn't install my roof?
Yes. The free inspection is available to any homeowner in our service area regardless of who installed your existing roof. Customers with HomeVenture-installed roofs get priority scheduling.
Does the inspection commit me to working with HomeVenture?
Not at all. The report is yours regardless of what you do next. If you decide to get other quotes, the documented baseline supports that. If you decide to wait, you have a record of where the roof stood.
Does the inspection work for an insurance claim?
Often, yes. The photo report and written findings can support a homeowners insurance claim. If your situation involves an insurance claim, we coordinate directly with your adjuster.
