What exposed fastener metal is, and what it isn't

Exposed fastener metal (you'll also hear ag panel, R-panel, ribbed panel, or barn metal) is the metal roof most people picture on rural buildings: a ribbed steel panel screwed down through the face. It has earned its place. It's durable, sheds weather well, and costs meaningfully less than standing seam.

What it isn't: a concealed-fastener system. The screws are visible, and the sealing washers under them age with the roof. That's not a flaw, it's the design, but it means field fasteners and washers are an added inspection point over the roof's life. Standing seam removes that particular maintenance point, though every roof benefits from periodic inspection. We'd rather you know that on day one.

26-Gauge R Panel, for commercial buildings and low slopes

For commercial buildings, shops, and low-slope structures, we step up to 26-gauge R panel, a heavier exposed fastener panel with a taller rib profile built for longer spans and lower pitches.

  • Steel: 26-gauge Galvalume, noticeably heavier than the 29-gauge ag panel
  • Profile: R panel rib geometry, designed for structural spans and low-slope performance
  • Finish: SMP paint system
  • Minimum slope: as low as 1/12 when the selected panel's approved assembly allows it and all required sidelap, endlap, sealant, and flashing details are included. The proposal states the exact approved assembly.

If your building has a low-slope section, the options may include an approved R-panel assembly, mechanically seamed standing seam, or a membrane system from our flat roofing line. The right answer depends on pitch, structure, drainage, penetrations, and how the building is used. The inspection identifies the options, and the proposal states the selected assembly.

On a screw-down roof, the fastener is a major part of the spec

The screw is a common failure point on exposed fastener roofs. Cheap screws with cheap washers are why old barn roofs weep at every fastener. Our fasteners are matched to the panel, substrate, and tested assembly:

  • Wood decks and wood purlins: ZXL long-life wood fasteners with sealing washers.
  • Steel framing: the specified self-drilling metal-to-metal fastener for the assembly.

The proposal identifies the fastener, washer, and fastening pattern, and the installation is photographed, so the screws holding your roof down are documented, not assumed.

Underlayment and flashing, specified in writing

On roofs installed over solid decking:

  • Underlayment: high-temperature ice and water shield at every penetration, sidewall, headwall, eave, and valley, the places roofs actually leak, with synthetic underlayment across the rest of the deck. The vulnerable spots get the waterproof membrane; the field gets a modern synthetic, not felt paper.
  • Flashing details: ridge, sidewall, headwall, eave, rake, and penetration flashings are specified in your written proposal, so you are never guessing which version of a metal roof you are getting.

Open-framing buildings use the manufacturer-approved assembly and condensation-control details stated in the proposal.

Why HomeVenture does not install metal over existing shingles

Some metal systems can be installed over existing shingles when code and the panel manufacturer allow it. HomeVenture does not offer that assembly. On a reroof, we tear off to the deck for three reasons:

We inspect what will hold the new roof.

Tear-off exposes soft decking, rot, past leak damage, and uneven areas before they are buried under a long-life roof system.

We start with a flat, clean substrate.

Existing shingles can telegraph irregularities into metal panels or create an abrasive surface unless the retrofit assembly is specifically designed around them.

We rebuild the details from the deck up.

Eaves, walls, valleys, and penetrations are flashed to the selected system instead of adapted around an added roof layer.

The result is a documented substrate, a written attachment method, and photos of the conditions beneath the finished roof.

Attachment after tear-off is our standard, stated plainly: over 7/16-inch OSB, we install wooden purlins fastened through to the framing; over 5/8-inch or 3/4-inch decking, we attach directly to the deck. Some tested assemblies allow direct attachment to thinner decks. We hold a more conservative standard because the fastener bite is the roof, and your proposal states which attachment your building gets.

Questions about exposed fastener metal

Will the screws leak?

Correctly selected and installed fasteners are designed to remain watertight, but exposed fasteners are a maintenance point over the life of the roof. Common problems come from the wrong fastener, degraded washers, incorrect driving depth, missed framing, or deferred maintenance. We match the fastener to the substrate, drive it to the specified depth, document the installation with photos, and explain the inspection schedule for the selected system.

What's the real difference between exposed fastener and standing seam?

Three things: the fasteners (exposed vs. concealed), the steel (29 or 26 gauge vs. 24 or 26), and the paint (SMP vs. PVDF available). Exposed fastener costs meaningfully less and is a sound roof. Standing seam costs more and buys a cleaner look, heavier steel, and no exposed field fasteners. We install both, so you get the comparison straight.

Can I put ag panel on my house or is it just for barns?

Houses too. It's common on rural homes and anywhere the budget or the look calls for it. We'll tell you whether exposed fastener fits the roof, the look you want, the maintenance you are comfortable with, and the budget you have set.
